Built for Southern Tier Winters
Engineered for Real NY Weather
A deck in Binghamton lives through heavy snow loads, deep frost, and freeze-thaw cycles. We engineer every build to the 2020 NY Residential Code (R507) — so what you see year one is what you'll have in year twenty.
Frost-Depth Footings Code R403.1.4
In Broome County, frost can reach 42 inches below grade. We pour every footing to that depth on undisturbed soil so spring thaw can't heave your deck out of level.
- Min. 12″ diameter concrete piers, 42″+ deep
- Galvanized post bases — no wood-to-concrete contact
- Soil tested for bearing capacity before pouring
Snow-Load Design 40 PSF Live
Decks in our region must support 40 lbs per square foot of live load plus the weight of accumulated snow. We size joists, beams, and ledgers to the AWC prescriptive deck guide and the 2020 NYS Residential Code.
- Joist spans calculated, not estimated
- Properly bolted ledgers — no nails into the rim
- Lateral-load hold-downs at the house attachment
Freeze-Thaw Tested Materials Trex Certified
Wood splinters, warps, and rots in our climate. Trex Transcend, Enhance & Select composites resist moisture, mold, and insect damage — backed by Trex's 25-year limited residential warranty.
- Composite boards with 30+ year service life
- Stainless or hot-dip galvanized fasteners (G185)
- Flashed ledgers + drip caps to shed water
DEK Drain Under-Deck System Optional
A patented under-deck drainage system that keeps the space below your deck completely dry — turning it into usable storage or patio space, even during heavy rain or melting snow.
- Retrofits onto new or existing decks
- Protects framing from moisture rot
- Pairs with deck lighting & ceiling fans below
Every deck we build is permitted and inspected to the 2020 NY State Residential Code (R507) — including ledger attachment, guardrail strength, and lateral-load hold-downs. Ask to see our specs.

Honest Deck Pricing
How Much Does a Deck Cost in Binghamton, NY?
A standard custom deck in the Southern Tier typically runs $25 to $60 per square foot installed, depending on material, size, height, and railings. Below are realistic ranges for the three project types we quote most often. Every estimate from us is free, on-site, and itemized.
Pressure-Treated Pine
Standard Wood Build
~$25–$45 per sq ft · 200–400 sq ft typical
- Pressure-treated SYP framing & deck boards
- Code-compliant frost footings & ledger
- Standard wood railings & stairs
- Requires staining every 2–3 years
Trex Transcend / Enhance
Composite Deck Build
~$40–$70 per sq ft · 300–500 sq ft typical
- Trex Transcend or Enhance composite boards
- Hidden fasteners, picture-framed perimeter
- Aluminum or composite railing options
- 25-year Trex limited warranty included
Custom Outdoor Living
Premium & Multi-Feature
~$70+ per sq ft · multi-level / custom shapes
- Curved boards, multi-level, screen rooms
- Integrated lighting + pergola options
- DEK Drain under-deck dry space
- Custom railings, post caps & finishes
What Actually Drives Your Deck's Price
- Square FootageBigger decks share fixed costs (footings, permits, mobilization) over more boards — so price per sq ft often drops as size goes up.
- Material GradePressure-treated pine is the most affordable; Trex Enhance is mid-range; Trex Transcend is the premium composite with the longest warranty.
- Height & StairsDecks above 30″ need guardrails; multi-level builds and stair runs add framing, footings, and labor hours.
- Railings & LightingAluminum, cable, glass, and integrated LED systems can each add $30–$120 per linear foot vs. standard composite railing.
- Site & PermitsSteep slopes, rocky soil, deeper frost footings, and Broome County permit fees can shift the bottom-line cost by 5–15%.

Meet the Builder
The Person Behind Every Deck We Build
No call center. No subcontractor handoffs. When you call American Deck Builders, you reach the same family-run team that's been building decks across the Southern Tier since 1998.
Started in carpentry in 1982. Built American Deck Builders around one rule: decks are all we do.
I'm Brendon Lawrence, and I've been working with wood since 1982. After fifteen years doing general carpentry, I realized something simple — most contractors treat decks as a side job to roofing, siding, or landscaping. So in 1998, I made a decision: decks would be the only thing American Deck Builders does. Every project, every season, since then.
Our lead craftsman Craig and our small in-house crew handle every build from first measurement to final screw. We don't sub the work out, and we don't disappear after the deposit clears — most of our customers can text us years later about a board or a railing and we know exactly which house they're in.
We're certified Trex installers, members of the Southern Tier Home Builders & Remodelers Association, and active in our community through the ADB Scholarship Fund — because this isn't just where we work, it's where we live.
If something isn't right on your deck — a board, a railing, a finish detail — call me directly. We'll come back and make it right. That's the promise.
Common Questions
Deck-Building Questions, Answered Honestly
Everything Binghamton homeowners ask us before, during, and after a project. Don't see your question? Ask us directly — we reply within one business day.
A custom deck in the Southern Tier typically runs $25 to $60 per square foot installed. A 300 sq ft pressure-treated wood deck usually comes in around $8K–$18K; the same size in Trex composite runs $15K–$35K. Multi-level or curved builds with pergolas and lighting can exceed $35K. See our full pricing breakdown or request an itemized estimate — every quote is free, on-site, and broken down line by line.
Yes. Any deck over 30 inches off the ground requires a building permit under the 2020 NY State Residential Code. Most municipalities in Broome County also require permits for attached decks of any height. Fees usually run $50–$300 depending on town and project size.
We handle the entire permit process for you — drawings, footing plans, snow-load specs, and inspection coordination. You don't have to set foot in a town office.
From signed contract to handoff, a typical project runs 4–8 weeks in our area:
- 1–2 weeks for design and material selection
- 2–3 weeks for permit review and material ordering
- 1–3 weeks for actual on-site construction
Trex orders, weather, and town permit queues affect the schedule — we'll give you firm dates before any deposit changes hands. See our 5-step process for the full breakdown.
Composite boards like Trex Transcend and Enhance resist rotting, warping, splintering, and insect damage in ways pressure-treated wood simply cannot — especially through our freeze-thaw winters.
You skip annual staining, sanding, and sealing. You also get a 25-year limited residential warranty from Trex on materials, and dozens of colors to choose from. Try our deck color visualizer to compare combinations live.
That's exactly what we engineer for. Frost in our region can reach 42 inches below grade, so every footing we pour goes that deep on undisturbed soil — preventing the spring-thaw heave that wrecks shallower decks. We size joists and beams for a 40 PSF live load plus accumulated snow, and use stainless or G185 hot-dip galvanized fasteners that don't corrode in winter conditions.
Read more about our climate-grade engineering.
Two coverages on every build:
- Trex 25-Year Limited Residential Warranty on composite boards — covers structural defects, staining, and fading
- American Deck Builders written workmanship guarantee on installation
If anything isn't right, owner Brendon Lawrence handles it personally. That's not marketing copy — it's the same number you'll keep on file.
Some clear signs you need professional repairs — or a full rebuild:
- Loose or wobbly railings or stairs
- Soft, spongy boards (poke with a screwdriver — if it sinks in, it's rotting)
- Visible rust or pulled fasteners at the ledger or post bases
- Ledger pulling away from the house
If the framing is sound, we can often resurface with new Trex boards and keep your structure. If footings or beams are compromised, full replacement is safer and almost always more cost-effective long-term. We'll tell you honestly which path makes sense.
We build across Broome, Tioga, Tompkins, and Chenango counties in New York, plus border towns in northern Pennsylvania. That includes Binghamton, Ithaca, Vestal, Johnson City, Endicott, Apalachin, Owego, Cayuga Heights, Cortland, and more.
We routinely travel up to ~60 miles from Binghamton. Don't see your town? Check the service-area map or just ask.
Absolutely — design is included in every estimate. We'll measure your yard, sketch a custom layout that works with your home's lines and your slope, and walk you through Trex board and railing colors using our on-page color visualizer. You can save your color picks and send them with your estimate request.
If you'd rather start with a blank page, just describe what you want — pool deck, screen room, curved boards, multi-level — and we'll put a sketch on paper.
Three main systems, all installable on new builds or retrofitted onto existing decks:
- Post-cap lights — soft ambient glow along the railing line
- Stair-riser lights — safety + drama on every step
- Integrated LED strips — under-rail and under-bench accent lighting
Most projects use a low-voltage transformer hidden under the deck, so it's safe, code-compliant, and dimmable. See more on our deck lighting service page.
